           Central London fire reinstatement

           When we were first instructed on this project, the building stood as a stark reminder of the damage a fire can leave behind. Located in the heart of Central London, the property had suffered a major fire, leaving multiple floors heavily affected by flames, smoke, and the aftermath of firefighting efforts.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Behind the scaffold that now surrounds it, the building had lost not only its internal structure but much of its identity. Our role was not just to repair the damage but to bring it back to life.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
    &lt;strong&gt;&#xD;
      
           The Starting Point
          &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           On arrival, the extent of the damage was clear. Internally, fire had compromised finishes, fixtures, and sections of the structure itself. Smoke contamination had spread throughout, and water damage from extinguishing the blaze had added another layer of complexity.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Every project begins with understanding and in this case, that meant a full strip-out back to a safe, workable shell. Damaged materials were carefully removed, allowing us to properly assess what could be restored and what needed to be rebuilt.
          &#xD;

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

           Rebuilding from Within
          &#xD;
    &lt;/strong&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           With the building stripped back, we began the process of reconstruction. Structural elements were reinforced where required, ensuring the property met all modern safety standards while maintaining its original integrity.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           From there, the internal refurbishment took shape. New walls, ceilings, and floors were installed, and the building was gradually transformed from a fire damaged shell into a clean, functional space once again. Mechanical and electrical systems were fully upgraded, bringing the property in line with current commercial standards.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Each stage was carefully coordinated with project stakeholders ensuring the works progressed smoothly and met all expectations.

           Restoring the Exterior
          &#xD;
    &lt;/strong&gt;&#xD;

           While the internal works progressed, attention turned to the building’s external appearance. The facade had been stained by smoke and fire residue, dulling what was once a striking frontage.

    &lt;span&gt;&#xD;
      
           Using blast cleaning methods, we carefully restored the brickwork, removing years of damage in the process. As the cleaning progressed, the building’s original character began to re-emerge.

           A Defining Feature: Timber Sash Windows

           One of the most prominent features of the project was the installation of new timber sash windows across the front elevation.
          &#xD;

           These were not just replacements—they were a key part of restoring the building’s identity. Designed to match the original style, the new windows combined traditional craftsmanship with modern performance, improving both aesthetics and energy efficiency. AD windows were engaged by us to produce beautiful hand crafted windows.

           Working in Central London
          &#xD;

           Projects in Central London always come with logistical challenges. Restricted access, surrounding buildings, and the need to minimise disruption all required careful planning.
          &#xD;

           Full scaffolding was erected to safely access every level of the building, with protective measures in place to ensure both worker safety and public protection. Every phase of the project was carried out with strict adherence to health and safety standards.

           Project Overview
          &#xD;

           We were appointed to undertake the full reinstatement of a 400m² former factory building that had fallen into severe disrepair following prolonged vacancy and structural deterioration.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The property, arranged over a simple rectangular footprint, presented significant challenges from the outset. The roof structure had partially failed, resulting in extensive water ingress. Internally, the building had deteriorated to a point where large sections were no longer serviceable, with compromised finishes, degraded services, and elements of structural concern.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Our brief was clear: to deliver a full Cat A reinstatement, returning the asset to a compliant, lettable condition suitable for immediate occupation.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

           Initial Condition &amp;amp; Survey
          &#xD;

           A comprehensive condition survey and strip out assessment were carried out at the outset to establish the extent of damage and define the scope of remedial works.
          &#xD;

           The building required a full back to shell approach, with works designed to stabilise, reinstate, and modernise the structure in line with current building regulations.

           The project commenced with a soft strip and clearance of all non-salvageable materials, including:

The building exhibited progressive movement attributed to long-term subsidence, localised ground softening, and deterioration of primary load-bearing timbers at low level.

           Initial Assessment and Movement Analysis

           Each plinth was cast in reinforced concrete and finished below ground level where possible to minimise visual and environmental impact.            Our cladding remediation efforts this year see our management oversee £18 million in cladding remediation projects. Our latest project shows significant awareness of fire safety throughout the industry.

           The UK government committed £5.1 billion to address unsafe cladding on residential buildings, prioritizing high rise buildings between 11 and 18 meters. The cladding safety scheme and building safety fund have been central to the remediation efforts. These programs provide a clear pathway for necessary safety improvements. Further to this, 55 developers signed remediation contracts to repair fire safety defects at an estimated cost of £3 billion. The responsible actors scheme monitors these repairs ensuring developers follow through with their commitments.
          &#xD;

           Our cladding remediation efforts this year see our management oversee £18 million cladding remediation projects.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

           The UK government committed £5.1 billion to address unsafe cladding on residential buildings, prioritizing high rise buildings between 11 and 18 meters. The cladding safety scheme and building safety fund have been central to the remediation efforts. These programs provide a clear pathway for necessary safety improvements. Further to this, 55 developers signed remediation contracts to repair fire safety defects at an estimated cost of £3 billion. The responsible actors scheme monitors these repairs ensuring developers follow through with their commitments.

&lt;/div&gt;&#xD;

            As part of an ongoing scheme in line with government guidelines to ensure new building safety standards. Our cladding remediation projects represent vital investment and positive steps forward in prioritizing the safety of housing and quality of life. It’s estimated in the last 2 years, 2000 people will be positively impacted by the upgrades and will provide a solid technical blueprint for Avendale to implement for upcoming projects over the next 12 months.

           Such a notable structure required a reinstatement to save it from further decline, however exact continuity between the original was a must, based on its fame within the film and TV industry. The brief for Avendale was for the finished project to look completely undisturbed. The original stones constructing the fountains and rill needed to be completely removed, repaired, rebuilt or replacement copies made. Stainless steel rod ties were introduced to ensure longevity of the repair.
          &#xD;

            Various linings had been introduced to the fountains and rill over the last 100 years with varying degrees of success. A fibre glass solution was used for the project based on its durability and ability to easily follow an updated water level design.

  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;

            Avendale worked closely with supply chain partners to provide specialist skills and materials selection advice guaranteeing the tradition of the structure was maintained whilst converting to 21st century use.

           Unfortunate circumstances led to this commercial use property suffering extensive fire damage mid-2022. The comprehensive damage to the structural integrity of the building led to significant doubt if the building could be saved.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Avendale was commissioned in 2023 offering feasibility plans to clients and loss adjusters for fire reinstatement works to commence. The brief was to reinstate utilizing structural upgrades and re designed interior and exterior fit out.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Significant safety challenges presented from the outset, primarily, diligent planning was required to establish safe entry and strategic removal/demolition of the damaged building whilst retaining the existing outer brick walls.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

            Michael Aubrey Barrow Ltd, acted as structural Engineers on the project. Michael Aubrey Barrow Ltd and Avendale have worked closely on several complicated projects, they provided much needed confidence for Avendale to engage in this high-risk project. The building was extremely unstable, work could not commence unless all activities could take place under controlled conditions. Michael Aubrey Barrow provided detailed interior and exterior temporary propping plans for a systematic prop and remove process as work commenced.

           Initially, what remained of the first floor needed to be comprehensively propped and boarded creating a safe working platform above. The unstable gable walls could then be safely removed and rebuilt, along with a new roof to weatherproof the property for the remaining works. Various internal structural upgrades took place, including a new first floor structure and staircase. CAT A open plan interior design provided the perfect modernisation the building required for future commercial use.
          &#xD;

  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;

           Externally, the building required various stages of new brick work inserts, propping, re pointing and blast cleaning, rectifying areas of fire damage and age-related decline. Asbestos cladding and roofing also played a role in the reinstatement which Avendale had to sympathetically remove and replace as part of neighbouring property damage. A new window and door pack provided the finishing touches to this successful reinstated and modernised building.

           Wokingham town centre has seen significant investment and redevelopment, winning an award in the Economy prosperity category 2020 for the ambitious project that saw 215 new homes, highways improvements, pedestrianised community spaces and large landscaped park.

           Avendale was successfully commissioned by a major commercial property owner in the town to conduct essential exterior refurbishment works to 3 -4 Market place in the centre of the town’s pedestrian zone.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The latest redevelopments to Wokingham town centre attracted an improved range of businesses with national names and high-quality independents which contributed to a significant jump in property prices, with annual commercial rents bringing in £4.5 million. Our client’s vision was to update and protect a commercial use property situated in an ever-increasing affluent area.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           The project raised several challenges for Avendale. Very restrictive access played a major role in our logistical planning. Further to this, right of way approval was required from high security neighbouring property for certain sections of works to take place.
          &#xD;

  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            The brief for Avendale was to provide a complete exterior refurbishment solution. The project was underpinned by listed building limitations, careful planning of material choice and implementation played a critical role in the delivery of this successful project.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;br/&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           1200 sqm of roof space required complete replacement. It was agreed for existing 16th century original roof rafters to remain in place, receiving a full exoskeleton support design. 20,000 Heritage replacement reclaimed roof tiles where sourced to sympathetically match the existing design and surroundings. Chimney stacks were rebuilt throughout to original spec, new heritage guttering, and snow guards were installed with the objective of protecting foot traffic below. Multiple complex flat roof areas received an upgraded fibreglass system, externally mounted services were recommissioned and the building was cleaned and decontaminated in waste trap areas. 
          &#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;

  &lt;/p&gt;&#xD;
&lt;/div&gt;&#xD;

            Further essential works included full window recommission and replacement. 36 windows where repaired, painted and recommissioned. 4 large heritage sash windows to the front elevation of the property were to be replaced with a locally supplied custom-made hard wood copy of the originals.
           &#xD;

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;

  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           High levels of close-quarter pedestrian foot traffic and business use required the project to employ very careful, considerate and safe construction methods. Multiple deadlines from local authorities and license applications, necessitated a collaborative approach between client, projects team and suppliers, to ensure the project was implemented and delivered within required timescales, whilst exceeding safety standards.

           We conducted a 2-phase project over twelve months. Special considerations were given to disruption and noise working around an active retreat, schedules needed to be adaptable with some out of hours work for noisier stages of the project. Complete roof replacements happened in stages across the property to minimise scaffold disruption. Matching roofing tiles were used to sympathetically match listed parts of the building and chimney rebuilds where required throughout. The existing roof parapet design contributed to 75% of the failed areas, resulting in interior damage over time. All existing parapets were removed and replace with a new design using ply decking, fibre glass lining complete overlaps, DPC and led capping’s, followed by decorative coping stones to match the existing design. The fibre glass package continued on all failed flat roof areas of the property.

           Thermal upgrades and M&amp;amp;E improvements

           The client’s requirement included loft spaces to be thermally insulated in line with current and future expectations and an initiative to reduce energy consumption. With the old roof removed we were able to directly approach the thermal upgrade. Initial M&amp;amp;E challenges necessitated a re- design of the existing services layout to accommodate fire protection and loft boarding. CaberDek boarding was carefully cut and laid throughout providing a safe working surface for 400mm of insulation and any future M&amp;amp;E maintenance or upgrades which was not possible before. 
          &#xD;
    &lt;/span&gt;&#xD;

&lt;/div&gt;&#xD;

           Flood damage
          &#xD;

           Internal areas suffered water damage and required refurbishment. Covered scaffolding allowed the drying process to start from day 1. Ceiling replacements, replastering and internal decoration took place during quieter operating periods, rooms were systematically closed off as we worked across the property. Paint and sealer selection was considered to produce a water based, low odour, hotel friendly finish.

    &lt;span&gt;&#xD;

           Driving carbon emission down

           To significantly reduce our carbon emissions during the project we implemented a green construction policy endeavouring to look at the provenance and sustainability of materials as well as effective waste management/ recycling. On site considerations included the use of local roofing suppliers for short deliver drops, Recycling old roof tiles, solar panel site lighting, Electric machinery, energy conservation and water conservation/ pollution control.

           Avendale remains committed to the removal and replacement of Asbestos in the Commercial sector for our clients involved in dedicated removal schemes targeting zero Asbestos by 2028.

           The project situated in a working rural landscape occupied by multiple stakeholders required
          &#xD;

           a future proof replacement solution that met the demands and needs of the harsh environment and diverse use of the building.

    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;

           The brief was to replace the asbestos roof with a cost effective thermally upgraded roofing product. 60mm insulated, corrugated steel roof sheets were used to span the area, contrast gable and end capping’s were also part of the spec to provide an upgrade to a previous outdated visual. A solution to replace existing Asbestos guttering required a deep set black pvc guttering and retro fit fascia board to support modern bracketing systems. All existing storm water drainage was inspected and cleared, the new package provided a durable modern solution to protect the building in to the future.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;

           In a 28 day window, materials where sourced and delivered to site, set up of progressive perimeter scaffolding with internal crash deck and asbestos sectionally removed and replaced to completion.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
            
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

    &lt;span&gt;&#xD;
      
           Roy Holland, Operations manager Avendale UK, said : “There is a real sense of achievement when Executing safe and effective removal of Asbestos, Its rewarding to know the safety of others and the environment is guaranteed moving forward. The timing of the removal process was crucial, we carefully planned and implemented the process in sections to avoid internal disruption”.

           The project brief for Avendale was to develop a flagship concept to refurbish, modernise, thermally upgrade and implement renewable energy sources that could be used across the Estate.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           Our team worked closely with the Estate and supply chain partners at the early stages of the project, to discuss the construction methodology and key deliverables, optimising the design and programme. The Goal was to minimise risk, delays and ensure a seamless blend of new technologies amongst traditional property in a rural setting.
          &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
           From the outset, the challenge was to retain the beauty and heritage of Estate property while converting it to 21

           Alongside complete internal and external refurbishment. The key approach that under pinned the project was to remove all existing floors and replace with a thermally insulated solution, thermally insulate all externally facing walls, ceilings and loft space and install a custom-made window and door solution combining U value of 1.3W/m2K with a traditional facade. Our work was required in a time sensitive and considerate manor to the heritage surroundings.

           A key deliverable for the project was the implementation of air source heating, Avendale fostered an early collaboration between the project’s supply chain partners to ensure a boost of much needed confidence in the technology throughout the project, Air source heating offered a new solution for the Estate within a heritage setting and raised a number of questions that required careful planning and considerate construction methods. Other renewable considerations included electric charger points and efficient water heating options.

           Driving carbon emission down

    &lt;/span&gt;&#xD;

            To significantly reduce our carbon emissions during the project we implemented a green construction policy endeavouring to look at the provenance and sustainability of materials as well as effective waste management/ recycling. On site considerations included solar panel site lighting, Electric machinery, energy conservation and water conservation/ pollution control.
