2025/26 Commercial Fire Damage Reinstatement Central London


A Central London Restoration Story

When we were first instructed on this project, the building stood as a stark reminder of the damage a fire can leave behind. Located in the heart of Central London, the property had suffered a major fire, leaving multiple floors heavily affected by flames, smoke, and the aftermath of firefighting efforts.

Behind the scaffold that now surrounds it, the building had lost not only its internal structure but much of its identity. Our role was not just to repair the damage but to bring it back to life.


The Starting Point

On arrival, the extent of the damage was clear. Internally, fire had compromised finishes, fixtures, and sections of the structure itself. Smoke contamination had spread throughout, and water damage from extinguishing the blaze had added another layer of complexity.

Every project begins with understanding and in this case, that meant a full strip-out back to a safe, workable shell. Damaged materials were carefully removed, allowing us to properly assess what could be restored and what needed to be rebuilt.


Rebuilding from Within

With the building stripped back, we began the process of reconstruction. Structural elements were reinforced where required, ensuring the property met all modern safety standards while maintaining its original integrity.

From there, the internal refurbishment took shape. New walls, ceilings, and floors were installed, and the building was gradually transformed from a fire damaged shell into a clean, functional space once again. Mechanical and electrical systems were fully upgraded, bringing the property in line with current commercial standards.

Each stage was carefully coordinated with project stakeholders ensuring the works progressed smoothly and met all expectations.


Restoring the Exterior

While the internal works progressed, attention turned to the building’s external appearance. The facade had been stained by smoke and fire residue, dulling what was once a striking frontage.

Using blast cleaning methods, we carefully restored the brickwork, removing years of damage in the process. As the cleaning progressed, the building’s original character began to re-emerge.

A Defining Feature: Timber Sash Windows

One of the most prominent features of the project was the installation of new timber sash windows across the front elevation.

These were not just replacements—they were a key part of restoring the building’s identity. Designed to match the original style, the new windows combined traditional craftsmanship with modern performance, improving both aesthetics and energy efficiency. AD windows were engaged by us to produce beautiful hand crafted windows.



Working in Central London

Projects in Central London always come with logistical challenges. Restricted access, surrounding buildings, and the need to minimise disruption all required careful planning.

Full scaffolding was erected to safely access every level of the building, with protective measures in place to ensure both worker safety and public protection. Every phase of the project was carried out with strict adherence to health and safety standards.



The Final Result

What began as a severely fire-damaged structure is now a fully restored commercial property, brought back to life through careful planning, skilled workmanship, and close collaboration with all parties involved.

The building now stands as it should—clean, structurally sound, and visually in keeping with its surroundings.

Our Mortimer fire reinstatement project sets an example of ambitious plans to save a badly damaged old commercial use property.  Close communications with loss adjusters saw this successful CAT A reinstatement through in a matter of months.
