Cat A Reinstatement of a 400m² Former Factory Building


 
Project Overview

We were appointed to undertake the full reinstatement of a 400m² former factory building that had fallen into severe disrepair following prolonged vacancy and structural deterioration.

The property, arranged over a simple rectangular footprint, presented significant challenges from the outset. The roof structure had partially failed, resulting in extensive water ingress. Internally, the building had deteriorated to a point where large sections were no longer serviceable, with compromised finishes, degraded services, and elements of structural concern.

Our brief was clear: to deliver a full Cat A reinstatement, returning the asset to a compliant, lettable condition suitable for immediate occupation.


 
Initial Condition & Survey

A comprehensive condition survey and strip out assessment were carried out at the outset to establish the extent of damage and define the scope of remedial works.

Key findings included:

  • Partial roof failure leading to widespread water ingress
  • Degraded internal finishes beyond economic repair
  • Redundant and non compliant mechanical and electrical services
  • Localised structural weaknesses requiring intervention

The building required a full back to shell approach, with works designed to stabilise, reinstate, and modernise the structure in line with current building regulations.


 
Strip-Out & Enabling Works

The project commenced with a soft strip and clearance of all non-salvageable materials, including:

  • Suspended ceilings and partitions
  • Existing floor finishes
  • Redundant M&E services
  • Water affected materials

This phase allowed full exposure of the structural frame and facilitated a detailed inspection prior to reinstatement works.

All waste was managed in accordance with current environmental and site regulations, ensuring a safe and controlled working environment.


 
Structural Repairs & Roof Reinstatement

A critical element of the project involved the reinstatement of the roof structure.

Works included:

  • Removal of failed roof sections
  • Structural repairs to truss elements 
  • Installation of new roofing materials to achieve full weatherproofing
  • Upgrading insulation to meet current thermal performance standards

In parallel, structural repairs were undertaken internally, addressing compromised elements and ensuring the building achieved full structural integrity in accordance with engineering specifications.


 
Mechanical & Electrical Installation

A complete overhaul of the building’s mechanical and electrical infrastructure was carried out as part of the Cat A specification.

This included:

  • New electrical distribution system
  • Energy efficient LED lighting throughout
  • Installation of HVAC systems (where required)
  • Fire detection and alarm systems
  • Data and power provisions to suit commercial occupancy


 

Internal Reinstatement & Finishes

Following structural and services installation, the building was brought through to Cat A finish.

Works included:

  • Installation of new wall linings
  • Preparation of floor slab for final tenant finishes
  • Decoration to a neutral commercial standard
  • Integration of services within a clean, coordinated layout

The objective was to deliver a high quality, flexible space that could be easily adapted by incoming tenants.


 
Programme & Delivery

Despite the condition of the building at commencement, the project was delivered within a controlled programme, with careful coordination between trades and stakeholders to deliver a quick 4 month turnaround and handover of O&M Manual.


 
Outcome

The completed project represents a full asset recovery.

The building has been transformed from a structurally compromised, non operational facility into a fully compliant, lettable commercial unit. It is now:

  • Structurally sound and weather-tight
  • Fully serviced with modern M&E systems
  • Presented to a clean Cat A specification
  • Ready for immediate occupation or tenant fit-out


 
Project Conclusion

This project demonstrates our capability to deliver complex reinstatement works on severely degraded assets, managing all aspects from strip-out through to final handover.

Through a combination of technical expertise, structured project delivery, and attention to detail, we successfully returned the building to a viable commercial asset extending its lifecycle and unlocking its value.
