Mixed-Use Commercial Refurbishment and External Works Package


This project comprised a coordinated main contractor delivery of enabling works, structural remediation, and external reinstatement across a substantial mixed-use commercial development located in South. The wider site extended to approximately 2,000 sqm and incorporated a ground-floor retail unit occupied by a national high-street brand, with office accommodation and residential units above, supported by a rear service and parking area of approximately 200 sqm.

The scheme required the integration of multiple workstreams within a live, occupied environment, with particular focus on maintaining safe access, preserving building functionality, and upgrading external infrastructure to modern performance standards.


Project Coordination and Main Contractor Delivery

As principal contractor, works were planned and sequenced to accommodate ongoing occupation across all building uses, including retail operations at ground level, office tenancy above, and residential access throughout the duration of the programme.

A phased construction methodology was adopted to ensure that structural and external interventions were delivered without interruption to critical access routes, servicing requirements, and statutory egress provisions. Close coordination was maintained with building management to manage interface risks and minimise disruption to end users.


Existing Condition and Site Constraints

Initial site investigations identified varying levels of deterioration across external hardstanding areas, with the rear car park exhibiting significant perimeter wall collapse, surface failure, sub-base deformation, and localised settlement. These defects were consistent with long-term cyclic loading and variable ground conditions beneath the paved structure.

The interface between the external works and the main building envelope required particular attention, with threshold levels, drainage falls, and existing foundation zones all influencing design and construction methodology.



Building Interface and Threshold Management

Particular care was taken at all building to external interfaces to ensure that revised levels and construction build ups did not compromise damp proofing, threshold performance, or accessibility compliance.

Transitions between internal finished floor levels and external hardstanding were carefully detailed to maintain appropriate step free access while preserving protection against water ingress. Adjacent loading conditions were also reviewed to ensure no adverse impact on existing foundation zones or service routes.


Programme Delivery in a Live Environment

Given the mixed use nature of the development, works were undertaken within a carefully managed programme to maintain continuous occupation and operational continuity. Temporary access arrangements, segregated working zones, and phased handovers were implemented to ensure that retail, office, and residential users were not unduly impacted.

Traffic management controls were also introduced to maintain safe segregation between construction activities and site users, particularly during excavation, material deliveries, and building operations.


Project Outcome

The completed works formed part of a broader refurbishment and reinstatement strategy aimed at restoring full functional capacity to a complex mixed-use site while improving long-term resilience of its external infrastructure.

The coordinated approach ensured that the development could continue to operate efficiently, with upgraded environments supporting both commercial performance and residential usability.
